Condo and apartment painting in Ottawa

Painting in a building means working around the building as well as your unit.

Painting a condo or apartment is a little different from painting a house. There are building rules, elevators to book, loading areas, quiet hours and neighbours on the other side of the wall. Getting those right is part of doing the job well.

Carleton Prime Painting paints condos and apartments across Ottawa, whether you live there, rent it out, or are getting it ready to sell.

Small spaces, careful work

Condos have less room to move furniture and fewer places to put it. We plan the order of rooms so you can keep living in the unit, keep the work area protected, and leave common hallways the way we found them.

Between tenants or before a sale

A freshly painted unit usually shows better to buyers and tenants. If you're turning over a rental or listing a condo, tell us your deadline at the consultation and we'll plan the schedule around it.

Check what belongs to the building

In an Ontario condo, some surfaces that feel like yours belong to the condo corporation. Balconies, the hallway side of your front door and parts of the exterior are often common elements, and the corporation decides their colour. Check your condo's declaration and rules, or ask management, before planning to paint anything outside your unit's walls.

Less space, less air

Condos have fewer windows that open and less room to set up. We plan the work one area at a time, keep the rest of the unit usable, and ask you about any pets or anyone at home who is sensitive to smells, so we can plan the order of rooms around them.

What your written estimate spells out

Two painting quotes only compare fairly when they cover the same work. Ours lists the job in plain words, so you can see exactly what you are paying for.

How to compare painting quotes

  • Which rooms and surfaces are included, and which aren't
  • The prep for each area: repairs, cleaning, sanding and primer
  • How many coats
  • Who supplies the paint
  • The schedule, and what you need to move or clear
  • The 2-year warranty on painting

What a painting customer said

I asked them to re-paint some rooms in my house, and the painter did an excellent job. The mistakes from years ago were erased. He even painted behind the toilets.

Our process

How your condo and apartment painting job works

  1. Free in-home consultation

We come to you, walk the rooms or the outside of the house with you, and listen to what you want the finished result to look like.

  2. A written estimate

You get the scope in writing: which surfaces, what prep, what's included and what isn't, so there are no surprises later.

  3. A schedule that fits your life

We book the work around how you use your home, and tell you ahead of time what needs moving and when we'll be there.

  4. Prep, then paint

Prep comes first and gets the time it needs. Then the painting, done carefully, and a clean site at the end of each day.

  5. Walkthrough together

We go over every room or wall with you before we call it finished, and fix anything you're not happy with. The leftover paint stays with you for touch-ups.

Can you paint while I'm living in the unit?
